政策效应推动楼市回稳,12月北京二手房网签量破2万套

)“9·30”新政后,一系列政策“组合拳”落地,北京楼市表现明显活跃。1.7万套、1.8万套、2.1万套,北京二手住房网签量连续三个月节节攀升。新房市场也供应充足,成交速度加快。楼市暖冬,让市场对新的一年有了更多期待。刚需入市二手房持续活跃“12月店里总共卖了21套,比11月还多5套,成交是真不错。”在丰台区赵公口一家中介门店,和记者谈起近两个月的成交业绩,经纪人小池眉开眼笑。她说,新政以来,刚需客户入市明显活跃,12月在门店成交中占比近七成。“都不用我们多劝,客户自己都认为当下是‘上车’好时机。”小池说,北京首套住宅首付比例降至15%,门店来了不少刚需客,刚毕业的年轻人或小两口都觉得“够得着了”;取消普通住宅和非普通住宅标准后,改善客户也主动回头询问,好几家提出想重新看看七、八月份曾看过的大户型房源。买卖双方的谈判周期也明显缩短。“之前看上一套小两居,报价比预期高了10万,想着再等等,没想到过了个周末就卖掉了。”刚毕业两年的孙先生近来忙着买婚房,发现看中的好几套房,都因自己犹豫被其他人买走。担心春节后市场再生变,他赶着12月底签了约。东城区和西城区多家门店的中介经纪人也告诉记者,相比9月份的随便挑,目前店内高性价比的刚需房源已库存不多,最近挂房出售的业主,心理价位也有所回升,一居室或小两居的挂牌价,比9月份同户型上涨约10万元。新房成交分化好房子受青睐新房市场,连续三个月来,成交速度明显加快。“12月,我一周平均能带看5组客户,我自己就卖出了3套。”专做新房的中介李亚楠说,她所在的12人小组,10月每天能成交5至6套,11月、12月每天也能成交2至3套,“比起八、九月份好多了,那会儿一个月下来,全组也就能卖八、九套。”记者观察发现,新房项目分化趋于明显,购房者更青睐宜居的好房子,而非只看价格。“现在市面上新盘很多,特别是朝阳和丰台,得好好挑挑。”徐先生说,他家有俩娃,还有老人,一直想换个四居,如今他除了考虑进深面宽、功能开间等户型外,还很看重小区绿化景观、内部配套,特别是适老、适幼设计。信心提振2025年有望保持回稳“9·30”新政后,北京二手房成交量连续3个月高位运行,12月在契税政策的影响下继续冲高。网签数据显示,2024年12月,北京二手住房网签成交量突破2.1万套,创下了近21个月以来的最高纪录,环比增长15%,同比增长66%。价格方面,记者从中介机构了解到,12月,二手住宅成交均价与上月基本持平,价格走势总体平稳。从各区情况看,西城、海淀等城区价格略有上升,丰台、朝阳等城区价格略有下降,波动幅度均处于合理运行区间。“目前北京楼市已有企稳回暖的迹象。”北京市房地产法学会副会长赵秀池表示,新的一年,北京有望通过城中村改造、危旧房改造,盘活存量商品房等,平衡供求关系,使楼市继续保持止跌回稳态势。(北京日报2025年1月3日
